POSITION SUMMARY

The Asset Manager will plan, direct, and coordinate all development activities for assigned assets via liaising

with the related divisions’ representatives and is responsible to assist the Director of Investments in managing

assets through on-going review, monitoring and assessment of investments to optimize top-line real estate

returns; ensuring on-going analysis of the portfolio, evaluate long term viability, performance and overall

financial objectives.

DUTIES AND RESPONSIBILITIES

• Lead the development process for the assigned project(s) from start to end via liaising with the related

divisions to ensure synergy and smooth transition of the development between different divisions.

• Optimize the operating financial results and return on investment from the existing and future

development of the company through project development positioning, revenue maximization, cost

management, and implementation of value creation strategies and tactics.

• Assist the Director of Investments in maintaining the direct relationships with the property/hotel brands

and assisting him in the portfolio management as well as maintaining the direct contact with

property/hotel operating teams.

• Assist the Director of Investments in negotiating property/hotel management agreements for all new

assigned development(s) and manage on-going property/hotel management contracts.

• Develop strategic plans highlighting value creation opportunities to be achieved through operational

improvements and capital expenditures. Identify the proper hold vs. sell recommendation based on market

fundamentals and future operating and capital considerations.

• Work with the Corporate and Project Finance team to create measurable KPIs for operating assets.

• Ensure accurate and timely preparation and delivery of various reports relating to new assigned

development(s) and existing operating assets.

• Interact with management in a proactive manner as market conditions change in developing revenue

management strategies and cost containment programs to ensure preservation and growth of market share

and net operating income, respectively.

Overall Supervision of Technical & Commercial Matters in UPS Division – Telecoms & Industrial

The Outdoor Sales Engineer has technical/engineering responsibility for all phases of an enterprise 802.11 (WLAN) network lifecycle including architecture, design, surveys, deployment, troubleshooting and operations/management. Depending on the size and geographic scope of each customer engagement, this role may have lead technical responsibility or may be part of a larger team. The Outdoor SE has a variety of professional certifications and has successfully completed training from one or more major vendors of WLAN equipment. This Outdoor SE is a member of the EMEA sales organization.

Principal Duties and Responsibilities

Customer Responsibilities:

• Provide technical outdoor WLAN and wire-line consulting and engineering services to Aruba clients

• Design/architect wireless networks, including wireline core LAN integration for connectivity, authentication, management and other relevant services

• Facilitate engineering and architecture meetings with all necessary levels of customer staff for the project (typically from VP/Director Network Services down to Network Analyst level)

• Stage/pilot/test networks designed by this individual, customers and/or other peers within Aruba as required from engagement to engagement

• Plan, perform and document indoor and outdoor site surveys in the field using 802.11 diagnostic tools including spectrum analysis equipment.

• Install, configure and certify network equipment independently, or in conjunction with field cabling and hardware installation teams

• Formulate technical action plans for analyzing and resolving performance problems related to 802.11 WLAN networks and/or their wireline dependencies

• Generate documentation in the form of project plans, network designs, topology diagrams, IP/VLAN address schemas, configuration files, site survey reports, heat maps, case notes, tech tips and best practices

• Work on complex problems requiring in-depth fault analysis and troubleshooting skills

• With the Project Manager, develop a project plan to deliver on customer requirements

Internal Responsibilities:

• Providing technical sales support to salespeople and partners for various technologies as related to WLAN products and services

• Assist in pricing customer proposals, including generating Bills-of-Materials and working with applicable vendors to identify the proper part numbers for a customer solution

• Delivers presentations to prospective clients under the direction of the relevant sales person or Practice Lead

• Based on requirements, architect custom solutions to meet customer needs

• Provides technical leadership on proposals, RFP and RFI responses

• Maintains broad knowledge of industry solutions and competitors

• Proposes new Aruba solutions; Identify new outdoor WLAN products or services that are of interest to the marketplaces served by Aruba

• Participate in the product planning and field testing process for outdoor equipment

• Builds test/demonstration solutions

• Provide technical training cross-training to relevant groups as needed, including Aruba and partner SEs

• Mentoring/career counseling/management for more junior staff

• Participate in serviceability enhancement requirements

• Work effectively in a team environment
